Older homes and small shops in Plattsmouth

Plattsmouth is a river city about half an hour south of Omaha, with the Platte meeting the Missouri just east of it. The older core grows out from Main Street, where the historic district holds a long row of late 1800s and early 1900s buildings, and you'll find houses of many ages on the blocks around it and shops and offices downtown. The calls we get here are mostly for driveways, front steps and walks at those older houses, plus a few shop owners who need a walk or a lot redone. It's a short drive down from Bellevue, on the same road we take to Nebraska City, and the work looks a lot like what we do up in Ralston.

Age changes the job. On an older lot, a new driveway or set of steps usually means breaking out and hauling away the old concrete first, working around big trees and tight side yards, and fitting new steps to a door and porch that were set long before we got there.

A smooth gray concrete driveway with straight control joints leads to a black metal gate beside a house and leafy landscaping.

Our services in Plattsmouth, NE

  • Concrete driveway building

Older driveways here usually crack and sink because the dirt under them was never packed. We tear them out, dig down to firm ground, pack a new base and pour.

  • Concrete steps construction

Front steps on older houses often tip or pull away from the porch as the dirt under them settles. We rebuild them on a packed base, level with the door.

  • Concrete sidewalk building

Walks to older homes often heave from tree roots and leave trip edges. We break out the heaved sections and pour new ones that meet the drive and steps flush.

  • Concrete floor installation

Older basements and outbuildings here sometimes have thin, broken or dirt floors. Our concrete floor installation starts with a packed, level base so the new floor sits flat.

  • Concrete footings

Additions and detached garages on older lots need footings, the concrete under the walls, dug down to firm ground. We dig the trenches, set the forms and pour.

  • Concrete parking lot building

Small businesses here often have lots and walks worn thin by years of traffic. We rebuild the base and pour slabs thick enough for the load they carry.

What older Plattsmouth homes ask of new concrete

A lot of the old concrete we break out here was poured on dirt that was raked flat instead of dug out and packed, so it sank as the ground settled and tipped water back toward the house. We dig down to firm ground, pack a new base and slope the slab away from your foundation, and if the budget gets tight I'd rather spend it there than on a fancier surface, because the base is the part you can't fix later without tearing everything out. Houses near the old downtown can add one more step. Under an earlier version of the city's building rules, work on a city landmark or in a city historic district covers construction or any material change to the outside look, while ordinary repair that keeps the same look falls outside it, so I check with the city before we plan steps or a walk that would look different from what's there now.

On these older lots, price mostly turns on the size of the job, how much old concrete comes out and how much digging and packing the ground needs. The schedule turns on the permit side and a good day to pour, and I'll give you your own price when I come out.

Plattsmouth concrete questions answered

How do I know if my concrete project needs a permit in Plattsmouth?

If the concrete is part of a building, like the foundation for a house, garage or addition, it generally needs a building permit from the City of Plattsmouth, which issues them for building, repairing, enlarging, demolishing or moving any building or dwelling. The city's list doesn't name driveways, patios or walks, so for those I check with the city office at 402-296-4168 before we schedule. An earlier version of the city's building rules also covered work up to a mile outside city limits, so an address just past the edge of the city may still be the city's call.

Does a small structure need a building permit in Plattsmouth?

Under an earlier version of the city's building rules, a structure 10 by 15 feet or smaller needed no building permit. That line is about the structure, like a small shed, and it doesn't settle whether the slab under it or a patio needs one, so check the current city code or ask the city before counting on it. I look into it for your address before we pour.

What inspections does a new foundation get in Plattsmouth?

Under the city's earlier building chapter, permitted building work gets a foundation inspection after the trenches are dug and the forms are set, then a frame inspection once the framing, roof and vents are in, and a final inspection when the building is ready to move into. For us that means the trenches stay open and the forms stay up until the inspector has seen them, and the pour gets scheduled after that. It's one reason a footing or foundation job runs on the city's calendar as well as ours.

What is the best way to prepare a permit application for an addition in Plattsmouth?

Start with a plat of survey, a drawing of your property lines, because the city requires one with every permit application for new construction or an addition. The city's building permit application also asks whether the site is in a flood zone, which zone, and whether a floodplain development permit is required, so have those answers ready. When a permit applies to our part of the job, we take care of the application or walk you through it.

How much does a new concrete driveway cost in Plattsmouth?

Your price comes from the driveway's size, the tear-out and base work it needs and the finish you pick, so I give you a figure on site instead of guessing over the phone. A plain broom finish, a light swept texture that gives tires and shoes some grip, costs less than stamped or colored work. Adding rebar, steel set inside the slab to hold cracks tight, adds to the cost but is worth it where the slab takes heavy loads.

Will a new concrete driveway in Plattsmouth crack like my old one?

It can still crack, because concrete shrinks while it cures, the days it spends hardening before you use it, but with a dug-out, packed base it shouldn't break up and sink the way old slabs on loose dirt do. We cut control joints, shallow grooves that give cracks a straight place to form, early, before the slab picks its own spots. At the estimate I'll show you where the joints go and why, so you know what to expect.
